The panorama that can be observed from the structure represents a unique setting, thanks to the dominant view of the Val di Chiana, the medieval castle of Montecchio, and some characteristic villages of this unique and genuine area of one of the most beautiful regions in Italy.
Recently renovated, the Villa has interior furniture with attention to every detail to give each room a particular touch, always well inserted in the general context. The terracotta floor, the wooden beams, and the pastel colors of the walls create a typically Tuscan atmosphere.
Outside, the garden frames the splendid swimming pool measuring 6 meters wide by 12 meters long, with a waterfall, a shallow area for children, and an infinity-edge that leaves the view of the valley below free. Also outside there is a large wooden paved terrace with a heated Jacuzzi tub and sun loungers as well as a corner with sofa and armchairs and a small table for reading a book or for a cocktail break. Sun loungers and umbrellas are also available by the pool in a green garden where you can walk barefoot to then enjoy a dip in the water. The whole area is illuminated, this allows it to be used even at night. Also outside you will also find a wood-burning oven covered by a roof and a barbecue area for outdoor grilling.
The villa is divided into two apartments each on one floor that can host 9+2 people. The building on the ground floor consists of a large open-space living room, kitchen, a double bedroom with a private bathroom, a twin bedroom, and a bathroom with Jacuzzi. On the first floor, the second apartment consists of a double bedroom, a triple bedroom, living room, kitchen, bathroom, and panoramic terrace with pergola.
The villa also has a satellite Tv, washing machine, dishwasher, barbecue, wood-burning oven for pizza outside.
Within a few kilometers, there are the renowned centers of Cortona, Montepulciano, Montalcino - the home of the renowned "Brunello" wine - but also San Gimignano, Siena, Pienza, and Florence, which can be reached in just over an hour by car.
On arrival, a deposit is required in cash which will be returned at the end of the week if there are no damages: € 300.00 for entire house or € 150,00 for apartment.
Prices include: use of the pool and Jacuzzi, electricity, water, bed linen and towels (except pool towels), weekly change of linen, final cleaning, Wi-Fi, cot (if required), wood for barbeque and oven.
The prices Do Not Include: tourist tax to be paid at the end of the week in cash 1,00€ per person per night, Heating when required, charge according to consumption: ground floor apartment € 2.50 for each hour of starting of the engine, 1st floor apartment €2,50 for each hour of starting of the engine (there are counters in boiler rooms), pool towels if required € 10,00 each for week, air conditioning (for the whole house) when required € 200,00 for week, charging for electric cars.

PAYMENT TERMS AND CANCELLATION POLICIES:
To confirm a reservation, you must make payment of at least 30% of the total within 1 day of confirming the reservation.
All payments, whether the final balance or the full amount, must be completed within 90 days of entering the facility. If this deadline has already passed, the full amount must be paid within days: 1
Teloni Travel Standard Terms & Conditions are defined as:
- 0% refund of deposit in case of cancellation requested up to 90 days before check-in
- 50% refund (in case of balance already paid) in case of cancellation requested between 89 and 1 days before check-in
- 0% refund (and 100% penalty) in case of no-show
In case of cancellation - for objective reasons that can be documented, unforeseeable and not known at the time of booking - the following conditions apply in case of application of the "Serene Cancellation" Insurance *:
- From the time of booking to check-in, 100% refund of the value of the amount paid, for the reasons indicated above
- No show: no amount will be refunded to the customer
*"Serene Cancellation" Insurance is an extra protection offered (and that guests must request at the time of booking) in case of direct booking through Teloni Travel and for objective causes that can be documented, unpredictable and not known at the time of booking.
In addition, in order to assure the insurance coverage to the guests, we need (within 12 hours from the booking) a list with Surnames - Names of all possible participants.
If we do not send the list, we cannot ensure the validity of the coverage.
According to municipal regulations, a tax may be charged by the facility manager to guests in the form of a fixed fee per person per night.
