On the ground floor, the villa features a traditional masonry kitchen fully equipped with all appliances and a storage room; a living room with a large dining table, furnishings, sofas, armchairs and satellite TV; a spacious main lounge highlighted by an antique rustic fireplace, surrounded by additional sofas, armchairs and satellite TV; a bathroom suitable for disabled guests; and one double bedroom (convertible into a twin) with satellite TV and an en-suite bathroom with shower.
A staircase made of wrought iron and stone leads to the first floor, which consists of two double bedrooms (convertible into triple rooms), one double bedroom with the possibility of adding a single bed, each with its own en-suite bathroom with shower, rustic fireplace and satellite TV, as well as a storage room.
A spiral staircase leads to the “piccionaia”, a typical small tower located at the centre of the roof, converted into a sitting area with armchairs, offering breathtaking 360° panoramic views over the Tuscan countryside.
Returning to the ground floor, the kitchen and living room open onto an outdoor wrought-iron pergola, ideal for al fresco dining or relaxing on comfortable sofas.
Outside, there is a small rustic-style dependance, open on three sides and equipped for cooking, barbecuing or simply relaxing. The garden is completed by a swimming pool with hydromassage area and a shallow section suitable for children, with water depth of only 40 cm. There is also a solarium with sun loungers, chairs and small tables for sun lovers, and a wrought-iron gazebo furnished with sofas and armchairs for those who prefer the shade.
The property is surrounded by a 5,000 sqm private garden with typical Tuscan vegetation. A fenced perimeter with electric gate and Mediterranean hedges ensures complete privacy.

Om een reservering te bevestigen, moet ten minste 30% van het totaalbedrag binnen 1 dag na de boekingsbevestiging betaald worden.
Alle betalingen, als het nu gaat om het eindsaldo of om het volledige bedrag, moeten binnen 90 dagen voor de betreding van de accommodaties verrekend worden. Als deze termijn al verstreken is moet het volledige bedrag betaald worden binnen: 1 dag
De Algemene Standaard Voorwaarden van Teloni Travel luiden als volgt:
- 0% restitutie van de aanbetaling in geval van annulering aangevraagd tot 90 dagen voor de check-in
- 50% restitutie (bij reeds betaald saldo) in geval van annulering aangevraagd tussen 89 en 1 dagen voor de check-in
- 0% restitutie (en 100% annuleringskosten) in geval van niet verschijnen
In geval van annulering - om objectief aantoonbare onvoorziene redenen die niet bekend waren op het moment van de reservering - zijn de volgende voorwaarden van de Verzekering "Veilige Annulering" van toepassing*:
- Vanaf het moment van de reservering tot de check-in, 100% restitutie van het betaalde bedrag, voor de hierboven vermelde redenen
- Niet verschijnen: geen bedrag wordt terugbetaald aan de gast
*De Verzekering "Veilige Annulering" is een extra bescherming, (die de gasten moeten aanvragen op het moment van de boeking) in geval van directe boekingen via Teloni Travel en voor objectief aantoonbare onvoorziene redenen die niet bekend waren op het moment van de reservering..
Om de gasten te kunnen verzekeren vragen wij bovendien (binnen 12 uur na de reservering)een lijst met Achternamen – Voornamen van alle mogelijke deelnemers.
Indien de lijst niet wordt verzonden, kunnen we de geldigheid van de dekking niet garanderen.
Volgens de gemeentelijke verordening kan door de beheerder een toeristenbelasting worden aangerekend in de vorm van een vast bedrag per persoon per nacht.
